How we work
Standards & Verification
Exactly what we check before a provider appears here, how a badge is earned, and the rules we follow so that payment never shapes what you see.

What this page covers
Anyone can put a business name on a website. This page explains what we actually check before a provider appears in the directory, how a badge gets granted, why search results are ordered the way they are, and how we make money — because all of those affect whether you can trust what you see.
How a provider gets listed
- They apply with their business name, contact details, service areas, and the services they handle.
- We confirm the business is real and reachable at the details given.
- Where public records allow it, we check that the business and its professionals appear licensed or registered to operate in the places they claim. For mortgage professionals, this includes checking the relevant state licensing record and Nationwide Multistate Licensing System identification.
- We confirm which services they handle, which states or metros they serve, and whether they are currently taking clients.
- The listing is published, then re-checked when something changes or when a reader reports a problem.
What we verify, and what we do not
We verify that a business is who it says it is, that it can be reached, that required professional licensing can be found where public records allow, and that its badge claims are backed by evidence. That is the extent of it.
We do not audit pricing, review work product, inspect files, or guarantee outcomes. We are not a licensing board, a regulator, or a rating agency.
How badges are verified
Only our staff can grant a badge, and only after documentation is reviewed. A provider cannot assign a badge to themselves, and no badge can be bought at any price.
- Veteran-Owned: evidence of the owner's military service together with evidence that they actually own the business.
- Military Spouse-Owned: evidence of the spouse's service or status, plus evidence of ownership or control of the business.
- Offers Military Discount: a written description of the discount, which of the provider's own fees it applies to, and who qualifies.
- Badges are re-checked periodically and are removed if the facts change or if we learn a badge was granted in error.
How search results are ranked
Ranking is based on relevance to your search, not on what a provider pays. The main factors are how closely the location matches, VA loan experience, and current availability, with remote or online closings and mobile signing considered where they fit the search.
Badges give a provider a visual highlight and let you filter for them. They are never added into the ranking formula, and a provider who pays more does not appear higher.
Featured placement
Some providers pay for Featured placement. It always appears in its own group clearly labeled “Featured”, never mixed into organic results as if it were a ranking, and it does not change a provider's position in the search list.
How we make money
Providers pay one flat fee per year to be listed. We do not charge for leads, referrals, or closings, we do not take a share of a transaction, and we do not sell or resell inquiries. Partners and sponsors pay for clearly labeled placement, and their support never moves a listing in search.
Listing content
Providers are responsible for what their profile says. We edit listings for clarity and to keep them within our rules, and we can correct, pause, or remove a listing at any time — including when a provider stops meeting our requirements.
We do not publish ratings or reviews
There are no star ratings, review counts, or testimonials on this site, because we have no way to verify them and they are easy to fake. A listing is an entry in a directory, not a judgment on quality.
Reporting a problem
Email support@militarytitle.com with the provider's name or the page address, what looks wrong, and anything that supports your report. We investigate, correct the listing if it is wrong, and revoke a badge if the claim no longer holds. We do not publish who reported an issue.
Use your own judgment
Our checks reduce risk; they do not remove it. Confirm licensing with your state, ask about VA loan and relocation experience, get fees in writing, and read the agreement before you sign. Nothing here replaces that.
A badge means we reviewed evidence behind a specific claim. It is not an endorsement of the provider's services and not a guarantee of any outcome.
