Who charges each fee? Sort the buckets first.

Two closing statements that look nothing alike can cost the same, and two that look identical can hide a real difference. The reason is grouping: most of what you pay is set by a lender, an insurer, or a county, and only one bucket reflects a closing professional's own pricing.

The four buckets

  • Lender charges

Nothing here changes based on which closing professional you hire.

  • Title and closing charges

This is the only bucket that reflects a closer's own pricing. Compare quotes here.

  • Government recording and transfer

Set by law. Nobody can discount these, and a good closer will tell you who pays them locally.

  • Prepaids and escrow

Money you would owe anyway, just collected earlier. Timing shifts this line, not the provider.

Closing cost charges

Showing 31 of 31 charges

  • Origination fee

    Lender

The lender's charge for doing the loan. Ask for it in dollars, not as points, so two lenders are comparable.

The rule worth knowing

8 charges VA does not let a Veteran borrower pay.

They are not hidden, and they are not always deliberate — a fee that is routine on a conventional file simply is not allowed on a VA one. If one appears against your name, ask for it to be moved to the seller or the lender, or removed.

  • Rate lock fee

  • Prepayment penalty

  • Real estate agent commission

  • Settlement or closing fee

  • Document preparation fee

  • Notary fee

  • Posting or deferred posting fee

  • Property management or settlement service fee
