Some people never pay it.

A funding fee refund is also possible if you are later awarded VA compensation with an effective date before your closing. That is worth a phone call to your lender — it can mean thousands back.

  • You receive VA compensation for a service-connected disability.
  • You would be eligible for VA disability compensation but you take retirement or active-duty pay instead.
  • You receive Dependency and Indemnity Compensation (DIC) as a Veteran's surviving spouse.
  • You are on active duty and have a proposed or memorandum rating showing you are eligible for compensation from a pre-discharge claim.
  • You are on active duty and give your lender evidence, before closing, that you received a Purple Heart.

Three questions worth asking before closing day.

  1. Is my funding fee shown correctly on the Loan Estimate?

    It sits in Loan Costs, not in the lender fees column. If it is missing, or it says exempt and you are not, raise it that day.

  2. Can my exemption paperwork arrive before closing?

    A proposed or memorandum rating has to be in your lender's hands by closing to count. Late proof means paying first and refunding later.

  3. Who do I call if the closing date slips?

    A single point of contact, by name, with hours that work around orders. Ask for it before you need it.
